Terms and Conditions

Your booking is subject to the following terms and conditions:



2023 Rates

£95 per night (week nights) £100 per night (Fri-Sat nights) – per room (2 persons)

£75 per night (week nights) £80 per night (Fri-Sat nights) – Single Occupancy


A £10 per night discount is available for guests who stay three or more consecutive nights.


Breakfast, on-premises parking and Wi-Fi are included

Minimum 2 nights stay

Minimum age – 18 years


Booking/Payment Terms

We do not require a deposit on booking or prior to the date of arrival.

The balance will be paid on arrival at Ashaig B&B, by way of Cash or Card. (We have a card reader to take card payments).


Cancellation Policy

Cancellation will be required by way of e-mail, prior to the day of arrival. In the event of a 'no show', the full cost of the stay will be charged.

If in the unlikely event that we need to cancel your booking at any period up to arrival, we will notify you by e-mail at the earliest opportunity.

House Regulations

Check in is between 4:30pm and 9.30pm. Please note that we would ask guests to advise us of an estimated arrival time so we may ensure we are available to greet you. We understand some visitors may arrive slightly later due to ferry times etc. This is not a problem. Just call us in advance.

The house is closed during the day between 10.30am and 4.30pm.

On the day of departure, guests are asked to vacate their rooms by 10.30am.

There is no smoking on the premises.

Do not light incense candles, josticks, etc in the bedrooms.

Service dogs are welcome but we regret that no pets are allowed.

We do not offer self-catering facilities or laundry. Without exception, NO cooking is allowed in the rooms. Please DO NOT use any kind of small cooking appliance e.g rice cookers, hot plates, etc.

Take-away food is not allowed in the rooms.

We are not responsible for any damage or theft of/from vehicles whilst parked on the property. No liability will be assumed by the proprietors.

Guest’s personal belongings/property are their own responsibility whilst staying at Ashaig B&B. Any loss, damage or theft of any such items are at the guests own personal liability. No liability will be assumed by the proprietors.

Damage to the property, facilities or household items, will be paid for prior to departure.

We ask that our guests DO NOT flush anything down the toilets except toilet paper and human waste. No tampons, sanitary pads, wet wipes, condoms or anything else down our loo. We have a septic tank and these items damage the health of the tank.

Room Cleaning Policy

All towels, linen, pillow and mattress protectors will be washed at high temperatures. Ensuites will be thoroughly cleaned and sanitised between guests.

Single use tea, coffee and milk sachets will be replaced after each guest departure.

Breakfast Arrangements

Before retiring to your room, make your choice of breakfast off the blackboard in the front hall. Tell us what time between 8 and 9:30am that you’d like to be seated. If needed, we can have your breakfast ready earlier with advance notice.

All food is prepared to Level 2 Food Hygiene and Safety standards and the cook is Food Hygiene certified.

Health and Safety

The property has ground floor accommodation and a ramp for step-free access.

Fire blankets are available in the bedrooms. These are NOT to be taken out of the rooms.

In adherence of Scottish Government legislation, smoke alarms are fitted in all hallways, communal areas and bedrooms. These are NOT to be tampered with in any way.

The front garden is available for guests use. However, please note that the ground is uneven and the flagstones are frequently slippery. Any injuries caused are at the guests own liability.


Ashaig is our home and we warmly welcome you into it, however, please remember to be respectful to it, to us and to our other guests.

Please note that we do not offer any evening lounging or communal areas.

There is an elderly cat on the premises. Please keep an eye out for him when entering and leaving the car park. He is not allowed in the bedrooms at any time. Lucky is very friendly and may want to come up to you to say hello. He does not, however, like being picked up and cuddled. If you are allergic to cats, please let us know in advance and we will endeavour to keep him out of your way.
